Founding Homesteads
Only five households will enter PermOasis Retreat at the founding stage.
Each founding position is designed to combine approximately five private acres, a prepared place to begin building, and a 5% equity position in the larger PermOasis Retreat venture.
This is not a finished house in a finished community.
It is something rarer.
A chance to establish your own home while helping shape the destination growing around it.
Private Land. A Prepared Beginning. A Place in What Grows Around You.
More Than Raw Acreage
What begins as inexpensive acreage can quickly become years of planning, clearing, permits, access work, and unexpected expenses.
The Founding Homesteads will begin differently.
Before individual households arrive to build, PermOasis Retreat plans to complete the first layer of work needed to transform raw forest into a responsible place to begin.
Not by stripping the land bare.
By understanding it first.
Begin Further Ahead

Buying rural land often means buying a long list of unanswered questions.
Where are the legal boundaries?
Can the property be reached year-round?
Where should the home be placed?
How does water move across the land?
Which trees should remain?
What will road construction cost?
Will the best-looking location create problems later?
Founding Partner Benefits
Each Founding Member package includes:
Approximately Five Private Acres
Each founding household is intended to receive an approximately five-acre parcel within the larger PermOasis Retreat property.
The final parcel size, shape, location, title, and boundaries will depend on the property selected, professional surveying, subdivision approval, and final legal agreements.
The intention is individual ownership.
Not a temporary campsite.
Not a membership granting permission to occupy someone else’s land.
Not a communal claim with uncertain boundaries.
A place that is recognizably and legally yours.
Freshly Surveyed Boundaries
The subdivision and surveying process will establish the boundaries of each founding parcel.
You should know where your land begins, where it ends, and what you are responsible for stewarding.
Clear boundaries protect both privacy and community.
Good neighbours should not need to guess where one household’s space ends and another begins.
Direct Physical and Legal Access
A beautiful property is not useful if you cannot reliably reach it.
Each founding parcel is intended to have direct access through the PermOasis Retreat road system or another legally established route appropriate to the final property design.
Where a homestead is not positioned beside the shared hub or market area, the access plan will connect it to the larger property without making it feel exposed or crowded.
The goal is privacy without isolation.
A Permaculture-Informed Build Site
A build site will be selected with guidance from a certified Permaculture Designer.
The decision should consider more than where a machine can most easily remove trees.
It should consider:
Solar exposure.
Water movement.
Drainage.
Slope.
Wind.
Road access.
Existing vegetation.
Privacy.
Potential gardens.
Future systems.
And the long-term relationship between the household and the surrounding land.
A poorly chosen building location can create decades of unnecessary problems.
A thoughtfully chosen site can make the land work with you.
Each founding household is intended to receive a 5% equity position in PermOasis Retreat Ltd., subject to the final shareholder and legal agreements.
That position connects the household to more than its parcel.
It connects the founder to the larger venture being created around the land.
The equity does not guarantee income, appreciation, distributions, or financial return.
It represents participation.
The difference between living near a destination and holding a place within the venture helping create it.
Careful Site Clearing
A 5% Equity Position
The prepared building area is intended to be selectively cleared rather than flattened indiscriminately.
Mature trees should remain where they provide value.
Water should be guided rather than fought.
Useful vegetation should be protected where practical.
The site should feel opened, not erased.
PermOasis Retreat is not being built by treating the forest as an obstacle.
The forest is part of what makes the opportunity valuable.
Connection to PermOasis Retreat
The homestead does not exist as an unrelated rural lot beside someone else’s business.
It exists within the larger PermOasis Retreat landscape.
Founders are positioned near the future market, shared infrastructure, retreat activity, trails, educational programming, wellness spaces, commerce, and community life being developed around them.
You can return to your own land and close the door.
You can also walk back into a place where people are building, creating, gathering, and contributing.
Your Home Is Yours To Build
The Founding Price Does Not Include a Finished House
The $95,000 CAD founding position is not the purchase of a completed residence.
Each household should plan to finance, design, and construct its own dwelling and private improvements, subject to the final property conditions, building requirements, community agreements, and applicable approvals.
That may eventually mean a modest cabin.
A tiny home.
A modular dwelling.
An off-grid house.
An ICF home designed for long-term resilience.
Or another structure suited to the household and the land.

The intention is not to force five identical homes into a row.
The intention is to create enough shared standards to protect the land and the larger vision while leaving room for each household to build a life that genuinely fits.
Freedom without chaos.
Individuality without disregard for everyone living around it.
Private Ownership Without Social Isolation
Many people searching for rural land are trying to solve two opposite needs.
They want space.
But they do not want loneliness.
They want independence.
But they do not want to build every system alone.
They want privacy.
But they still want people nearby who would notice if something went wrong.
The Founding Homesteads are designed around that balance.

Your parcel is your home.
Your household has its own rhythms, boundaries, relationships, work, and private life.
PermOasis Retreat is not a commune.
Founders are not expected to merge their identities, incomes, meals, or daily schedules.
The shared layer exists where cooperation creates something stronger:
Roads.
Commerce.
Destination traffic.
Skills.
Knowledge.
Tools.
Culture.
Emergency support.
Land stewardship.
And the long-term development of PermOasis Retreat.
The goal is not compulsory togetherness.
It is meaningful proximity.
What Founders Help Shape
The First Households Will Leave Fingerprints on the Place
Later, residents and guests may arrive after the trails are established, the market is operating, and the retreat has developed its identity.
The founding five arrive before that.
Their skills, temperaments, standards, and everyday choices will influence the earliest culture of PermOasis Retreat.
Founders may contribute insight into:
The relationship between private and shared space.
Stewardship expectations.
Community norms.
Infrastructure priorities.
Market activity.
Emergency planning.
Food systems.
Workshops and programming.
The use of shared resources.

And the kinds of people the community welcomes as it grows.
That does not mean every founder controls every decision.
PermOasis Retreat still requires leadership, legal agreements, operating authority, and a coherent development plan.
It means the first households will be close enough to the beginning to matter.
Who This Is For
The strongest founding group will not contain five identical households.
It will contain people whose strengths complement one another.
PermOasis Retreat may be a strong fit for people who:
Want private land but value trustworthy neighbours.
Are prepared to build or arrange construction of their own home.
Can tolerate the uncertainty and inconvenience of an early development stage.
Bring practical skills, professional knowledge, business experience, creativity, steadiness, or care.
Understand that contribution can take different forms.
Respect personal boundaries.
Can communicate directly without turning every disagreement into a crisis.
See stewardship as more than an aesthetic.
Want to create value, not simply consume amenities.
And understand that the strongest community is not one where everyone is the same.
It is one where people can depend on the differences between them.
Builders.
Growers.
Veterinary professionals and animal people.
Electricians.
Plumbers.
Mechanics.
Health and wellness practitioners.
Educators.
Hospitality professionals.
Remote workers.
Entrepreneurs.
Makers.
Parents.
Systems thinkers.
People who can lead.
People who can support.
People who know when to speak.
And people who know when to pick up a tool and help.
This will be beautiful.
It will also involve mud.
Delays.
Changing plans.
Problem-solving.
Legal process.
Construction noise.
Weather.
Compromise.
And moments when the next right step is less exciting than the original dream.
Founders should want the real thing badly enough to help carry it through those moments.
Who This Is Not For

PermOasis Retreat is unlikely to suit someone seeking:
A completed turnkey home for $95,000.
A passive investment requiring no participation or patience.
Guaranteed income or appreciation.
A finished resort from the day they arrive.
An escape from all responsibility.
Control over how every other household lives.
Unlimited access to other people’s time, tools, skills, or property.
A community that promises permanent agreement.
Or a fantasy in which land, construction, weather, approvals, and human relationships never become difficult.
The Founding Commitment
$95,000 CAD
The Founding Homestead position is planned at $95,000 CAD.
It is intended to support the land acquisition, subdivision process, establishment of the founding parcels, initial access and site preparation, and the broader foundation from which PermOasis Retreat can begin development.
The final allocation of funds will depend on the property selected, purchase terms, surveying, legal requirements, approvals, access needs, and construction realities.
The $95,000 is not paid through the website.
It will only move after the appropriate review, disclosures, documentation, and lawyer-directed process are in place.
1. Review the Full Vision
3. Enter the Founder Review Process
The application helps identify alignment, readiness, useful skills, household needs, financial preparedness, and the kind of role an applicant could play in the founding ecosystem.
This is not a contest to select the five most impressive résumés.
It is an effort to assemble five households that make the whole group stronger.
4. Conversations and Mutual Review
Selected applicants will move through conversations intended to explore expectations, compatibility, skills, concerns, household realities, and long-term alignment.
Applicants are evaluating PermOasis Retreat, too.
A founding relationship should not begin with pressure or withheld information.
2. Submit the Founding Application
5. Property and Legal Review
A $250 CAD Founding Review Deposit begins the serious review process.
For applicants who are accepted and proceed with a Founding Homestead, the deposit is credited toward the founding price.
The deposit does not mean automatic acceptance.
It marks the point where both sides begin investing real time in determining fit.
How The Process Begins
Before the substantial founding funds are transferred, applicants will receive the available property information, proposed structure, agreements, disclosures, and lawyer-directed instructions relevant to the offering.
The exact holding, trust, escrow, shareholder, purchase, and subdivision mechanisms will be finalized with legal counsel.
Read the Opportunity, Three Economic Pillars, Founding Homesteads, and Build Plan pages.
The project should make sense as a whole before you apply.
Once the founding conditions are satisfied, funds can be directed through the established legal process toward acquiring the land and beginning the work required to create the founding parcels and project infrastructure.
If PermOasis Retreat cannot proceed with the Founding Homestead offering, applicant funds are not retained as though the promised opportunity had been delivered.
6. Land Acquisition and Development
What Is Certain, And What Is Still Being Built
PermOasis Retreat has a clear model, a development strategy, defined property criteria, and a growing founding process.
It does not yet own the final property.
That means the exact acreage configuration, water features, parcel locations, road layout, build sites, views, subdivision timeline, development sequence, and regulatory requirements cannot yet be presented as settled facts.
This is not hidden in fine print.
It is the stage of the project.
Founders are not being asked to purchase a photograph of a finished place.
They are being invited to enter the carefully managed process of creating it.
That is where the risk lives.
It is also where the founding position comes from.
Why Only Five
Five households are enough to create meaningful diversity of skills, capital, energy, and perspective.
They are also few enough to preserve trust, privacy, direct communication, and genuine participation.
The number protects the model.
It keeps the founding group small enough to know one another.
It preserves approximately five private acres per household within the larger property.
And it allows each founding household to hold a meaningful 5% position in PermOasis Retreat Ltd.
There may be other ways to become involved with PermOasis Retreat in the future.
There will only be five Founding Homesteads.
This Is Where The Dream Touches The Ground
The Opportunity page names the opening.
The Three Economic Pillars explain why the model is economically different.
The Founding Homesteads define what the founding households are actually stepping into.
The next page shows how PermOasis Retreat intends to move from property acquisition to a functioning destination.
Do not decide from the dream alone.
Examine the plan behind it.
