Founding Homestead Application
Most people spend their lives moving into communities built by someone else.
PermOasis Retreat is different.
We're assembling a small founding group to help shape the land, culture, economy, and future of a regenerative community from the very beginning.
This is not a subdivision.
This is not a timeshare.
This is not a passive investment.
It is an opportunity to help create something meaningful alongside other families who value stewardship, resilience, freedom, and long-term thinking.
Only five deeded founding homesteads will be offered during this phase.
The people selected today will influence what PermOasis becomes for decades to come.
The First Five Shape Everything That Follows
We are not searching for perfect people.
We are searching for complementary people.
Some founders may be gardeners.
Some may be builders.
Some may be entrepreneurs.
Some may be healers.
Some may be educators.
Some may simply be willing to learn, contribute, and participate.
What matters most is alignment.
A willingness to build something greater together than any one family could build alone.
Who We Are Looking For

A thriving community requires more than acreage.
It requires people.
People who produce.
People who create.
People who solve problems.
People who care about the future.
As part of the application process, you'll have the opportunity to share your interests, skills, experience, and vision for your future homestead.
Whether your strengths lie in food production, trades, hospitality, wellness, entrepreneurship, education, or stewardship, we want to understand how you hope to contribute.
More Than Land

The Founding Partner Review Process
Step Four
Step Three
Step Two
Step One
Submit your application and Founding Partner Review Deposit.
Founding Homestead opportunities are offered to applicants who align strongly with the vision and community model.
Selected applicants are invited to a deeper conversation regarding homestead opportunities, timelines, expectations, and future plans.
We review your application, goals, interests, and potential fit within the founding community.
Founding Partner Review Deposit
A $250 Founding Partner Review Deposit is required to begin the review process.
This deposit helps cover the legal, administrative, planning, and coordination costs involved in organizing the founding group and evaluating prospective homesteaders.
Because these costs are incurred regardless of the outcome of any individual application, the deposit is non-refundable.
However, applicants who are accepted and move forward with a Founding Homestead will receive a full credit toward their purchase.
This ensures that serious applicants are prioritized while helping support the significant work required to establish a strong foundation for the community.

Your Investment Is Protected
Becoming a Founding Homesteader is a significant commitment, and we believe that commitment should be handled with transparency, professionalism, and care.
After acceptance into the program, the $95,000 Founding Homestead investment (land + equity) is held and managed through the property acquisition process. These funds are used to secure and purchase the community land, while any surplus funds remaining after acquisition are retained until the subdivision process is completed and individual homestead parcels can be formally assigned.
This structure ensures that founder contributions remain dedicated to the creation of the community and the establishment of the homesteads they are intended to support.
Once the subdivision is finalized, lots are assigned according to the founder selection and allocation process, and any remaining funds are then released to PermOasis Retreat Ltd. to begin development of the infrastructure that will support the community.
A Final Thought
Every forest begins with a handful of seeds.
Every village begins with a handful of people.
The first five founding homesteads will help determine what PermOasis becomes, how it grows, and what future generations inherit.
If this vision resonates with you, we invite you to take the next step.
